Chelsea's Fall Openings Split at Ninth Avenue

"Dear West Chelsea and NYC," began the Instagram post announcing that Mel's would close after service on January 31, 2025. The pizzeria at 85 Tenth Avenue had opened on March 9, 2022, and its owners signed off with "one last pie and sundae," Eater reported. About twenty months later, the same team opened a new bar in that room, which shows how Chelsea's fall is working. West of Ninth Avenue, operators with track records are moving into rooms that were built for hospitality long before they arrived. On and near Eighth Avenue, the new arrivals are smaller names, several of them opening for the first time.

One room on Tenth Avenue, four tenants

85 Tenth Avenue, between 15th and 16th Streets, has changed names often in the past decade. The space now occupied by Bar CC has been through these stages:

  1. The John Dory, the first restaurant in the space.
  2. Del Posto's private dining room, when the larger room next door was Del Posto.
  3. Mel's, the wood-fired pizzeria from Del Posto veterans Melissa Rodriguez and Jeff Katz, from March 2022 to January 2025. It opened alongside their two-Michelin-starred Al Coro in the former Del Posto dining room.
  4. Bar CC, which opened Friday, September 25, 2026.

The larger room went through a similar change. In 2024 Al Coro became Crane Club, which Rodriguez and Katz run with Tao Group Hospitality. Mel's stayed open through that changeover. When it closed, the owners said they were looking for a new home for the pizzeria and would rent the room for private buyouts in the meantime. WWD now calls Bar CC an extension of Crane Club, the membership-based restaurant next door. So the team that served pizza and sundaes in that room has given the same 3,000 square feet to its high-end neighbor.

The details reflect the change. Patch describes 64 seats split among a 25-seat main bar, a private wine room and a back room. The decor includes walnut millwork, velvet walls, brass details, Venetian sconces and a century-old mirror sourced in Paris. Wine director Abe Zarate oversees more than 1,000 bottles. Rodriguez's short menu includes a Baby Burger, Chicken Medianoche, a trumpet mushroom dish and Fancy Chips with Osetra caviar. Cocktails come from Harrison Ginsberg, who opened Overstory and took it to No. 17 on the World's 50 Best Bars list. Opening drinks include a tequila-and-mezcal highball made with passion fruit, tomato and grapefruit.

Two practical details matter if you plan to drop in. Eater reports that Bar CC is walk-in only. Patch lists hours of 6 p.m. to midnight on Tuesday and Wednesday and 6 p.m. to 2 a.m. Thursday through Saturday.

A block south, a steakhouse replaces a steakhouse

At 412 West 15th Street, between Ninth and Tenth Avenues, STK Steakhouse opened its second New York location in mid-August. It took over a room that had already been a steakhouse. Salt Bae's Nusr-Et Steakhouse closed there in 2024. Eater reports that the new STK seats about 200 diners and brings the same "DJ-driven dining" that has kept its Midtown location running for nearly two decades.

Both West Chelsea openings follow the same pattern. Neither operator is new to New York, and neither had to build a restaurant from scratch. Each moved into a large room built for its kind of business, a block from the High Line. Eater's closing roundups for August, September and October 2026 listed no Chelsea restaurants, so these rooms filled while no other dining rooms in the neighborhood emptied.

Chelsea Market, on Ninth Avenue, mixes old names with new ones

Chelsea Market at 75 Ninth Avenue sits between the two sides, and its fall additions are a mix. On Sunday, September 13, Alleva Dairy reopened as a stall next to Fat Witch Bakery. The deli was founded on Mulberry Street in Little Italy in 1892. Owner Karen King is reviving the family recipes, with mozzarella made daily, prosciutto sandwiches, eggplant rollatini, lasagna Bolognese with béchamel and cannoli, plus a small market selling dried pasta and cured meats. Like the West Chelsea openings, Alleva is a name with a long history in a new location.

The other addition is meant to be temporary. Oishii, the strawberry company, opened a kiosk in the market on August 20. Its pastries are made with Lady M and pastry chef Yoshie Nakanishi. The Infatuation reported that the pop-up was scheduled to run through November 1, so the last weekend of October may be your last chance.

On and near Eighth Avenue, the new places are small and new

East of the market, the openings are smaller and newer. They depend more on word of mouth than on an established brand.

MadDough Bagels opened Saturday, September 12, at 261 West 19th Street, between Seventh and Eighth Avenues. Eater describes it as family-run, known for its pizza bagels, and selling out by noon. The Infatuation adds that the founders are a couple with a background in events, last name Dougherty, and that the shop sells hand-rolled bagels, sandwiches and coffee. If you want a pizza bagel, go before noon.

Cinnaholic opened its first physical location at 228 Eighth Avenue, at West 22nd Street, over Labor Day weekend. It sells vegan cinnamon rolls with toppings you choose, such as fresh fruit, cookie dough and chocolate drizzle. Coffee Project New York supplies the coffee.

Bar Lento opened Thursday, October 1, at 158 Eighth Avenue near West 18th Street. It is an Italian wine bar and bistro inspired by Verona. "Lento" is Italian for "slow." According to Eater's October openings report, the room has a brick backdrop and a secret garden. The wine list focuses on whites, sparkling wines and pét-nats from Sardinia to Veneto, served with bruschetta and fluke ceviche in a citrus tomato vinaigrette.

From Bar Lento to Bar CC is about a ten-minute walk west on 16th Street. The two bars are very different businesses. One is a walk-in lounge run by Tao Group in a former Del Posto room. The other is a 19th Street bagel shop that sells out by noon.

The calendar through late November, block by block
